Greater Victoria regulations hub

Can you legally Airbnb your home in Greater Victoria?

One property. Several layers of rules. Start with your municipality, then check the provincial requirements and any strata restrictions that apply to your home.

Official sources, transparent verification dates. Educational information, not legal advice.

Provincial rules and local rules both matter

The Province of British Columbia

BC sets province-wide requirements, including registration, and a primary residence framework that applies in designated communities. Check the current rules and exemptions for the property and rental arrangement.

Your municipality and strata

Local zoning and business licensing can be more restrictive. Provincial permission does not replace municipal approval, and neither overrides applicable strata restrictions.

BC primary residence and registration requirements

The provincial short-term rental framework concerns accommodation offered for less than 90 consecutive days. Municipal duration definitions may differ.

In communities covered by the primary residence requirement, the provincial baseline is the host’s principal residence plus one secondary suite or accessory dwelling unit on the same property. Check the Province’s current community list and applicable exemptions rather than assuming coverage. Municipal rules can be more restrictive.

Whole-home rentals while travelling

Being away does not automatically establish permission. Confirm that the home remains your principal residence and that municipal zoning, licence conditions and any local night limits allow your proposed arrangement. There is no universal travel allowance asserted in this guide.

Secondary suites and room rentals

Provincial treatment of a suite does not grant municipal permission. Check lawful suite status, zoning and any host-presence or bedroom conditions for room rentals.

Municipal licences and BC provincial registration

Hosts must register unless a registration exemption applies. Registration is renewed annually; a primary residence exemption is not necessarily a registration exemption. Obtain any required municipal business licence separately. Neither registration nor licensing overrides other applicable restrictions.

Strata restrictions

Strata corporations may restrict or prohibit short-term rentals. Check the current bylaws and any required consent. A strata-hotel exemption is a specific conditional category, not a general exemption for condos.

This summary was checked against the official pages on the date shown. The regulation consolidation retrieved was current to October 20, 2026; confirm any subsequent amendments before relying on it. Eligibility depends on the specific property and rental arrangement.

Short-term rental rules in Victoria

Hosting services in Victoria

Last verified:

Victoria requires a short-term rental business licence for stays of less than 30 consecutive nights. The City’s official guidance permits short-term rental use in the principal dwelling unit. While away, residents may rent the entire unit for no more than 160 nights per calendar year; while home, no more than two bedrooms may be rented throughout the year.

Tenant applications require owner consent, and the 2026 application includes strata consent where applicable. These conditions do not establish eligibility for an additional self-contained investment unit. Confirm your address, licence conditions, provincial requirements and any strata restrictions with the City.

Short-term rental rules in Saanich

Hosting services in Saanich

Last verified:

Saanich’s July 8, 2026 official update states that short-term rentals remain prohibited in all zones and housing types. Council directed preparation of possible rules permitting up to 120 nights per property annually, anticipated for early 2027; the update expressly says the new rules do not apply until adopted. The proposed allowance is not current permission.

A separate licensed bed-and-breakfast pathway exists in certain zones, with breakfast and principal-residence operation requirements. Secondary and garden suites are not eligible for B&B licences under the cited guidance. Confirm any subsequent adoption or amendments directly with Saanich.

Short-term rental rules in Oak Bay

Hosting services in Oak Bay

Last verified:

Oak Bay’s official page reports zoning and licensing changes adopted in March 2026. It describes one short-term rental per parcel, with a maximum of 60 overnight stays per calendar year. Eligible accommodation may include a principal dwelling, legal secondary suite or accessory dwelling; for a suite or accessory dwelling, the host’s principal residence must be on the same property.

Municipal licensing and provincial registration are required. Confirm how the City’s application and principal-residence wording apply to the specific dwelling you intend to rent. This summary does not establish a separate unrestricted travel allowance.

Short-term rental rules in View Royal

Last verified:

View Royal’s September 3, 2026 notice states that registered bed-and-breakfasts are permitted, but other forms of short-term rental are not. B&Bs must be operated by the resident of the detached dwelling and have no more than two sleeping units.

The notice describes a maximum stay of 60 days per calendar year; confirm its application with the Town rather than treating that wording as a property-wide operating cap. The October election question was non-binding and did not itself change the bylaws or permit other short-term rentals.

Short-term rental rules in Colwood

Hosting services in Colwood

Last verified:

Colwood’s official business-licensing page expressly requires a short-term rental business licence and provincial registration. Its process includes a Building Services inspection, with provincial registration following receipt of the municipal licence.

Licensing information is not blanket zoning permission. Current detailed zoning scope, suite eligibility, whole-home travel arrangements and any annual limits require further verification for your property. Do not rely on an earlier proposed amendment as proof of adoption.

Short-term rental rules in Sooke

Hosting services in Sooke

Last verified:

Sooke’s official guidance states that short-term rentals are permitted subject to provincial rules and local zoning, with a municipal business licence. Operators must comply with applicable principal-residence and provincial registration requirements, confirm zoning, and display the provincial registration and municipal licence numbers on listings and advertisements.

This is conditional guidance, not blanket permission for every home or suite. Confirm the lawful use and licence requirements for your specific property with the District.

Short-term rental rules in Sidney

Hosting services in Sidney

Last verified:

Sidney’s official page describes short-term rentals on most residential properties subject to conditions: the property must be continuously occupied as an owner’s or tenant’s principal residence; accommodation must be in a legal dwelling unit; no more than two bedrooms per property may be used; and the rental bedrooms must not have separate or additional cooking facilities. A municipal short-term rental business licence is required.

The page includes appropriately permitted secondary suites within its legal-dwelling-unit guidance. Do not interpret this as unrestricted whole-home rental permission while travelling; confirm how the continuous-occupancy condition applies to your arrangement.

Your property, your questions

Common homeowner questions

Is Airbnb legal in Victoria?

There is no single yes-or-no answer for every Victoria property. Check the city’s permitted uses, business licence conditions, provincial primary residence and registration rules, and any strata restrictions.

Can I Airbnb my home while travelling?

Being away does not automatically grant permission to rent your home. Check whether it remains your primary residence and whether your municipality permits your proposed whole-home rental arrangement.

Can I rent a secondary suite or spare room?

A provincial framework for suites or rooms is not municipal approval. Check your exact zoning, permitted use, licence requirements and any host-presence conditions.

Does a registration number mean my property is eligible?

Do not treat registration as a substitute for municipal or strata compliance. Check each layer independently.

What if I offer longer stays?

Duration definitions differ between authorities. Longer stays may also involve residential tenancy obligations. Confirm the rules for the precise length and arrangement you intend to offer.
