Preparing your home for Airbnb guests

Before you prepare the guest room
Start with the Greater Victoria regulations hub. A tidy suite is not evidence that it can legally be rented. Confirm the proposed use, required licences and registrations, strata restrictions and insurance coverage before taking bookings.
Rehearse arrival as if you were the guest
Walk from the street or parking space to the entrance after dark. Can someone find the house number, unlock the door and locate the light switch without calling you? Test the lock, write a backup-access plan and share arrival details privately rather than in the public listing. Tell guests about stairs, shared entrances and the exact parking space.
For a late ferry arrival on the Saanich Peninsula, a clear arrival photo and an agreed check-in arrangement are more useful than a long welcome essay. Do not promise flexible arrival until you have confirmed how it will work.
Set up the essentials
- Check smoke and carbon monoxide alarms according to the manufacturer's instructions and the requirements for your home. Keep safety equipment accessible and explain exits.
- Test Wi-Fi in the sleeping area, not just beside the router.
- Supply clean linen, spare towels and labelled storage. Keep enough spare bedding for a delayed laundry cycle.
- Provide washable entry mats and somewhere for wet coats and shoes during Victoria's rainy months.
- Explain heating controls, recycling and waste collection for the property.
Protect privacy and prevent misunderstandings
Lock away personal paperwork, valuables and private possessions. Clearly identify areas guests cannot use. Describe shared outdoor spaces and household noise honestly. Confirm that advertised amenities work before each arrival; update the listing if something is unavailable.
Make a short, useful local guide
Include a grocery option, transit information and a walk you personally know. Check opening hours and access before recommending a place. A Fairfield home and a rural Highlands property need different instructions: one may need parking and walking directions, the other may need detailed road and driveway guidance.
Do a trial stay
Ask someone unfamiliar with the home to follow the arrival instructions and spend time in the space. Note missing charging points, confusing labels and anything that requires an explanation. Turn those findings into a repeatable turnover checklist.
