Marketing and Guest Experience

Writing an effective Airbnb listing

Last reviewed

Start with facts a guest needs to choose

List the accommodation type, sleeping arrangements, private and shared spaces, stairs, parking and access. Distinguish a private entrance from a private outdoor area. Only advertise amenities that are available for the booking. Confirm the property can be offered for your proposed use through the regulations hub and relevant authorities before publishing a listing.

Describe the real location

Name the municipality rather than calling every property downtown Victoria. Explain what a guest can reasonably do nearby, and check routes before giving distances. A Sidney stay may suit someone wanting a walkable waterfront setting; a rural Metchosin property needs practical access information. Neither description should claim a guaranteed type of guest or booking demand.

Use a specific, honest opening

An illustrative opening might be: "Private room in our Saanich home with a shared kitchen and an assigned driveway space." This is an example, not a description of a Hands Free Property rental. It sets expectations more clearly than "Luxury Victoria escape" if the accommodation is a room in an occupied home.

Follow with the strongest verified feature. Do not add ocean views, a hot tub or accessibility claims merely because they attract attention.

Answer questions before they become complaints

  • What is shared with the host or other occupants?
  • How many beds are there, and what sizes are they?
  • Are there steps between the street, entrance, bathroom and bedroom?
  • Where exactly can guests park?
  • Is there household, road or neighbourhood noise guests should know about?
  • What is the agreed check-in arrangement for late arrivals?

Make photographs match the text

Photograph the actual accommodation in natural light. Show sleeping areas, bathrooms, kitchen access, entrance and any advertised outdoor area. Keep images current when furniture or amenities change. Do not use generated or stock images as evidence of the rental's appearance.

Keep practical details current

Review the listing after maintenance work and when access or amenities change. Check local recommendations rather than copying a generic tourism list. Update standard guest messages at the same time, so arrival instructions do not contradict the public listing.
